Rules and regulations


Here you will find the rules and regulations for the complex.

We encourage everybody to READ and RESPECT the rules.

INTERNAL REGULATION AMAY QUINTO
1. The communal expenses will be paid by all the owners depending on their participation quotes that it
is expressed in the Title Deed.


2. It is not allowed to hang clothes or towels in the balcony rail or on the garden walls. It is not allowed
to change the colour of the external walls in anyway. It is not allowed to open new gates, windows or
doors in the walls. Finally it is not allowed to make new buildings or extensions or changes of the
aesthetics of the complex.


3. It is allowed to install awnings, fences, and air conditioner units in the premises delimited for these
purposes, being all of them must equal, following the aesthetics rules of the community. These rules
will be approved by the builder or the Community meeting.


4. The builder keeps the right to install in a visible place a sign to advertise their activity and
information about who built the complex.


5. Rules for the swimming pool and common areas:
a. Opening hours of the Garden area: from 07:00 a.m. to 23:00 p.m. every day.
b. The pool will be closed if there is not a lifeguard. Anyone using it without a lifeguard will be under
their own risk.
c. All users must take a shower before swimming in the community pool
d. Children under 10 years must be accompanied by one adult person.
e. It is forbidden to smoke in the pool area.
f. No glass items (bottles, glasses, etc.) are allowed neither in the pool area nor in the garden.
g. No ball games are allowed in the pool area. Only soft balls for swimming pool use.
h. Any other different standard exposed in a sign in the pool area will be respected.
i. All doors will remain locked from 22:00 p.m. to 08:00 a.m.
j. Every owner will remove their own waste from the common areas and throw them in the waste bins.
k. No barbecues are allowed in the common areas.
l. Games are not allowed in the garden area and parents or the corresponding owner will be
responsible of any damage caused.


6. Waste collection:
a. All waste will be taken to the containers outside the community.


7. Pets:
a. It is not allowed the entry of pets in the common areas except for the entry and exit from the
property and always tied with a dog collar.
b. It is forbidden the abandonment of animals in homes, gardens or terraces.


8. Conservation and changes of the property (as explanation of the Charter):
a. The owners shall preserve and maintain their properties in accordance with the standard line of
other properties within the complex.
b. The structural modifications can be performed by the owners provided that:
i. Such modifications shall not go beyond the profile construction.
ii. Do not change the current appearance of the complex.
iii. Are performed by qualified professionals.
iv. Count on the respective municipal permissions from the Town Council of Orihuela Costa and
always with permission from the Community of owners.
c. It is agree that all the awnings must be the same colour, size and material, the details of the
awnings are: Toldo Doctril 98 dark grey colour. This has been installed by Toldos
Bernardo company in Torrevieja, phone number 966 703 086.


9. Satellite dish and air conditioner systems:
a. It is informed that unifying all the antennas and satellite dishes will be convenient.
Because of this the administrator asked that all the owners who has TV service or Internet
service contact with the Administrator to inform who is the provider and then try to get
one antenna instead of several antennas. The owners who has not any service and they are
interested to get it in case that they need to install an antenna they will need to install it in
the communal areas on the roof and in the block in which there is not any communal area
they will be installed in a way that they do not disturb others owners.
b. It is inform that all the air conditioning units must be installed in the communal areas on
the roof, in case that in your block there is no communal area, then the unit must be
installed in a place that cannot be seen from outside or make any trouble to other owner.


10. Noises.
a. It shall be tried to make as less noise as possible between midnight and 8:00 a.m.
b. Owners are recommended to use rubber in chairs and tables to soundproof their homes’ furniture.
c. Owners will be responsible for the actions of their tenants.
THESE RULES APPLY EQUALLY TO ALL GUESTS AND TENANTS OWNERS, WHETHER THEY ARE
TEMPORARY RESIDENTS OR PERMANTENT.
